It would seem silly at first look at the title of this article.  After all when you tell about remodeling a kitchen and bathroom most people have an idea of what should be done.But the question that really is in my mind is how to remodel those two rooms just like a millionaire would.In other words, it would not just be a 1-2-3 step remodeling.We would remodel those two rooms so that it would appear that they belong in a millionaire’s house.So here are some tips in achieving that goal of ours.

First of all I tell all my clients of my San Diego kitchen designs business they have to do the 3 things.  They have to do the cabinets, the countertop, and the floors.  If you do those three things your remodel will look wonderful.Leaving one of those essential remodeling tips then the remodeling would not look complete.

It can also be applied to your bathroom remodeling.  If you focus on doing those three things you will have a million dollar bathroom.  For my kitchen cabinets San Diego business what you pick in the kitchen doesn’t have to match the bathroom.  Remember they are two separate rooms.But you must only use the finest materials in remodeling them.

So now with it being a buyer’s market it is harder than ever to sell.  The best way to sell is to make your home the best available.Remodelling your house is one way to do that.So if you are to remodel your house here are some important rooms which needs to be remodeled.

The first room that you must remodel is the kitchen because it can really raise the value of your homes.  I know this first hand working with a lot of clients in my San Diego kitchen designs service.After doing some remodeling in the kitchen it can really make it beautiful. It really helps to make a home standout more than the next one trying to sell.It would be good to have all the advantages we can get especially with the kind of economy that we have right now.

In this day and age of housing losing it’s value people want to know how to save it.One way people can do this is by improving their houses.There are a lot of improvements you can do like adding new rooms.  Or you can improve a certain room.  One of those rooms that you do this to is the bathroom. A nicely remodeled bathroom can improve the value of your home.

That is one of the room that can actually increase your house’s value.  The other room is the kitchen.  In my San Diego kitchen remodeling business the kitchen and the bathroom are the two most popular rooms to improve.  And it makes sense because people love to have those two rooms nice.But what are the ways of making sure it does look nice.

Now when I am talking about two rooms that are important, I am talking about the home’s value.There are a few rooms that would be considered valuable in a home.  But when it comes in terms of increasing the value of your homes these two are king.Those two rooms are the bathroom and the kitchen.

In these tough economic times and people having homes lose value, having some remodeling done could be just what you need.But don’t go and start remodeling just anything.  Focus on what gives you the most bang for your buck.  And the first room for that would be the kitchen.  Doing San Diego kitchen remodeling I have seen it time and time again.By having the kitchen remodeled you can cause the price of the home to rise.  Also if you plan to sell it makes it sell so much faster.

Useful Tips for Your Home Improvement Contractors Agreement

Now that you have prescreened and selected the home improvement contractors you will be working with, and everything is agreed upon, as was discussed in the previous articles, the next step is to put it all down in writing.

The objective is to produce a piece of paper, or contract, detailing your expectations and responsibilities, as well as those of your contractor’s, and of all parties involved in your project. It is a legal document, and it is binding to all parties who sign it.

Here are a few items for you to include in your agreement.

Remember to include contact information, including contractor’s name, address, phone number, insurance company policy and license numbers. Remember to include the physical address of the company (rather than a post office box number). In case of any dispute, you will need to contact all involved parties, including the company owner and the insurance company.

Make certain your contract describes accurately all the scope of work on your project.

Include the date when the work will begin and, and approximately when it will be finished. Due to possible unforseen circumstances and resulting delays, your contractor may not be able to provide your with the fixed day of project completion, but still this approximation will provide you both with a time-frame.

It is very common for changes to happen after the work has started. Due to all kinds of unforseen circumstances, additional work can come up, to be added to your project. Should this happen, all changes to your initial agreement will require so called “change order”. To put it simple, a change order is a mini-contract, detailing the additional work, costs and dates, and the impact of the extra work on the general completion schedule. Include a change order provision in you contract.

Include your agreement as to how and when the contractor will receive payment for the completed work. Keep your agreement balanced, and negotiate with your contractor a payment schedule that is good for both of you.

It often happens that projects are terminated. If a project isn’t going well, a termination clause allows you or your contractor to terminate the agreement. Additionally, for your protection in case of any dispute, your contract should state what forms of arbitration should be conducted and by which party.

Make sure the guarantee on both labor and materials is included. Ask for all written warranties to be provided with any appliances, materials or equipment used in the project.

Make sure you carefully read and understand the contract before you sign it. Make sure that your project is accurately described, and that everything agreed upon is discussed. This is an important part of working with your home improvement contractors, and is essential to the success of your project.

Enquire about any extra charges that may arise from unforseen circomstances.
